The Façade Inspection Safety Program requires periodic close-up inspections of exterior walls for all New York City buildings greater than six stories. As a Qualified Exterior Wall Inspector (QEWI), we assess the condition of every façade element, classify defects as Safe, SWARMP, or Unsafe, and file complete reports with the Department of Buildings.

Our participation in every FISP cycle since Cycle 5 gives us unmatched institutional knowledge of how the city’s buildings age — and how DOB requirements evolve.

Water infiltration rarely has a single obvious cause. Our methodology-driven approach uses controlled water testing (ASTM E1105, E331), infrared thermography, borescope inspection, and selective probing to identify the source before any repair is recommended.

We diagnose building envelope failures across roofs, façades, and below-grade systems, and design targeted remediation that addresses the root cause — not just the symptoms.

Buildings regulated by the NYC Landmarks Preservation Commission require specialized design and filing services that balance preservation standards with practical repair needs. We prepare LPC applications, develop restoration specifications that satisfy landmark review, and coordinate with the Commission through approval.

Our portfolio includes landmark-designated buildings across Manhattan’s historic districts — from Beaux-Arts apartment houses to neo-Renaissance residential towers.

Design and documentation for window replacement programs including historic and landmark-compliant window specifications. We coordinate with LPC where required and manage the full scope from design through contractor closeout.
